Why ask why ? Because i do not believe most experts know what there talking about. When pressed they crumble under there numbers like a deck of cards. 

Which brings me to today's blog post, Why ask Why ?  I believe the job of a Realtor is options , give your client everything you got and let them make the decision based on all available facts. Many times i see a concerted effort to channel clients towards a certain property or price range. Be it from there website or from search results given to clients. They will omit properties that do not pay enough or have other issues the agent is unwilling to tackle, it is just easier to go with the quick fix. My Father has instilled in me the philosophy water follows the path of least resistance, and that is what i see in today's market.  Realtors going for the quick sale with little regard to building long term relationships, for the future.

If you ask me there is not enough of it,  Many times a buyer does not even know who there agent represents, according to a recent realtors survey of buyers.  Believing that a agent works for you and your best interests needs to be in writing a.k.a. a buyers agent agreement.  A buyers agent works for YOU not the seller and at BRS we have dedicated buyers agent waiting to help you with your home purchase.

Patience, it is something few have or exercise  in the Real estate Industry. The quest for profits today leaves little room for tomorrow endeavors. No one wants to wait !

Vacant Land is very similar, it derives no income until it is improved but continuously cost you money in taxes. Many owners without patience sell their investment to soon or to low. That is why timing is so important, the biggest increase of a home price is not the house it is the land the building rests upon, this leads me to a interesting bit of information i would like to share that is not being reported.

 Land values have increased 30% in many areas of Cape Coral over the past year. Yes it is true as a land sales expert I track sales in all areas of the cape and the trend hopefully will continue. Now due to the large drop in value over the past 7 years it will be some time before we see a substantial increase but the turn is there.
